One subscription, two ways of counting. If you manage a fixed portfolio (keyholder, property manager), what counts is the number of properties — how often the tenants change makes no difference. If you draw up individual contracts for changing clients (estate agent, gestoría), what counts is the number of client files per year. When ordering, you tell us which measure fits your practice.

Not a fill-in-the-blanks template, but a legal engine

A template is a document with holes in it: whatever you fill in is your responsibility. Our generator works the other way round. It asks the questions a lawyer would ask — what is the purpose of the stay, where is the property, who is the landlord — and uses the answers to determine which regime applies, which clauses belong in the contract and which ones must not be there. Every clause carries its legal basis and the date on which we verified it. When the law changes, the generator changes — and you generate the contract afresh.

For an office, that is the difference between “we use a good model” and “every statement in this file is traceable” — exactly what you need when a client, a counterparty or a judge asks questions about it years later.

What is “your office name on the document” (white label)?

From Office M upwards, the contract and the bilingual instruction document carry the name of your office in the document footer, instead of ours. Your client sees your office as the sender of a legally polished file; the content, the source reference for every clause and the reference date remain identical — which is precisely what you rely on when a client asks questions later. You deliver the bespoke feel of a law firm, at the running cost of a subscription.

Frequently asked questions

Are the prices per month or per year?
Per month, excluding VAT. Pay annually and you pay for ten months instead of twelve. The monthly subscription can be cancelled monthly; there is no minimum term.
How does VAT work?
Spanish customers pay 21% IVA on top of the monthly price. For EU businesses outside Spain with a valid VAT number the VAT is reverse-charged (intra-Community service); you account for it in your own VAT return. You provide your VAT number when ordering.
Which contracts are included?
Residential tenancy (LAU art. 2) and seasonal let/temporada (art. 3.2), completed in full by the generator: all clauses, annexes (inventory, handover report, checklists), the deposit rules of every region with the office named, and the bilingual instruction document. When the law changes, the models are updated.
What does the file archive involve?
Every generated contract is archived per client, with a record of which model version and clauses were used — your file for when a client asks questions later. The archive is opt-in and is covered by a data processing agreement.
Can I see something first?
